Roma Finance Delivers First Commercial Mortgage with £2.4m Market Harborough Deal
Roma Finance has completed its first commercial mortgage transaction, providing a £2.4m, 15-year facility to Alistructures Limited for Hermitage Works Business Park in Market Harborough.
The transaction was executed 25 working days after submission, transitioning Alistructures Limited from an existing Roma development loan onto long-term funding following site redevelopment and rental income generation.
The £2.4m 15-year commercial mortgage was provided at 63% LTV against a £4.2m market value with a 5-year fixed rate of 8.52%..
The deal arrives one month after Roma launched its commercial mortgage product line and follows a forward-flow funding agreement established with J.P. Morgan in June.
Located on Desborough Road near Market Harborough, Hermitage Works Business Park was redeveloped from a semi-derelict farmyard into office units and a new commercial building. The site is 80% let to occupiers including a golf simulator, martial arts center, and gym, with three units remaining on the market.
Propertyreporter reportedly quoted Michael Allison (commercial director at Roma Finance) as saying: “It's a particularly significant transaction for us because it's our first commercial mortgage completion, coming so soon after we launched the product”.
